Boiler Maintenance & Tune-Ups

Boiler Maintenance in Kansas City and Lenexa, KS

Light blue wave

A boiler system that receives annual professional maintenance is safer, more reliable, and more efficient than one that runs unserviced until it fails. Unlike forced-air furnaces, which share components and service patterns that most HVAC technicians know well, boilers require a technician with specific experience in hydronic and steam systems. Not every company in Johnson County provides this.

Lutz technicians are experienced with the full range of residential boiler systems common in the Kansas City area, from 1930s steam boilers in older Mission Hills and Westwood homes to modern condensing hot water units. We provide annual maintenance throughout Lenexa, Overland Park, Prairie Village, Fairway, Shawnee, and the wider Kansas City metro.

What a Lutz Boiler Maintenance Visit Includes

Our annual boiler tune-up covers every system component affecting safe and efficient operation:

  • Heat exchanger inspection: We inspect the heat exchanger for signs of cracking, corrosion, or deterioration. On cast iron boilers, this includes inspecting sections for leaks. On condensing boilers, we inspect the stainless or aluminum heat exchanger for scale and corrosion.
  • Burner and combustion inspection: We inspect and clean the burner assembly and verify proper combustion. Abnormal flame pattern or color can indicate a gas pressure issue, a dirty burner, or a heat exchanger problem.
  • Safety control testing: We test the aquastat, high-limit control, pressure relief valve, and low-water cutoff (where applicable). These are the controls that prevent an unsafe operating condition, and they must be verified annually.
  • Expansion tank check: We verify proper expansion tank charge (on hot water systems). A waterlogged expansion tank causes pressure relief valve trips and prevents the system from operating in its normal pressure range.
  • Circulator pump inspection: We listen for abnormal noise, verify proper operation, and check for leaks at pump fittings and flange bolts.
  • Zone valve testing (zoned systems): We verify that zone valves open, close, and sequence correctly.
  • Pressure and water level verification: We verify operating pressure on hot water systems (12-15 PSI) and water level on steam systems.
  • Venting inspection: We inspect the flue or PVC vent pipes for obstructions, proper pitch, and secure connections.
  • System operation verification: We run the system through a complete heating cycle and verify proper operation across all zones.

Specific Maintenance Needs of Steam Boiler Systems

Steam boilers have maintenance requirements that hot water systems do not. The water level in a steam boiler is critical: too low, and the low-water cutoff shuts the system down (or, on older systems without this safety, the boiler can be damaged). Steam systems also require periodic flushing to remove sediment from the boiler and main venting from each radiator air vent.

If your home has a steam boiler, annual maintenance by a technician with steam system experience is especially important. We are familiar with the systems common in older Kansas City neighborhoods and can identify issues specific to steam operation that a general HVAC technician might miss.

Lutz Loyalty Club Coverage

The Lutz Loyalty Club includes annual heating system maintenance, priority scheduling during peak season, and member pricing on parts and labor. For homes with boiler systems in older Johnson County neighborhoods, a maintenance plan is particularly valuable: these systems are reliable when properly maintained, and catching a developing issue before the heating season begins avoids the difficulty of sourcing parts and scheduling service during peak winter demand.

Frequently Asked Questions

How often should a residential boiler be serviced?

Once per year, before the heating season. Annual maintenance is the minimum; older systems or those with a history of issues may benefit from a mid-season check as well.

What is a low-water cutoff and why does it matter?

A low-water cutoff is a safety device on steam boilers (and some hot water boilers) that shuts the system down if the water level drops below a safe operating point. Running a steam boiler without adequate water can damage the heat exchanger and in extreme cases create a safety hazard. The low-water cutoff should be tested annually as part of a maintenance visit.

Why is the pressure relief valve on my boiler dripping?

A pressure relief valve that drips or discharges means the system pressure is too high, or the valve itself has failed. Both require attention. Common causes of high pressure include a waterlogged expansion tank, a faulty pressure reducing valve, or a fill valve that is not closing properly. Do not plug or cap a dripping relief valve — it is a safety device, and preventing it from operating creates a hazard.

My radiators are banging. Is that a maintenance issue?

Often, yes. Banging in radiators, particularly on steam systems, is called water hammer and is caused by steam meeting condensed water in the distribution pipes. It is frequently related to improperly pitched pipes, failed radiator air vents, or water level issues in the boiler. Addressing the root cause at a maintenance visit eliminates the noise and prevents pipe stress. See our boiler repair page for more on steam system issues.

How do I know if my expansion tank has failed?

Signs of a waterlogged expansion tank include frequent pressure relief valve discharges, rapid pressure rise when the boiler fires, and system pressure that fluctuates widely during a heating cycle. A technician can verify expansion tank condition with a pressure gauge and a simple test. Replacing a waterlogged expansion tank is a straightforward repair.
